Seven properties are scheduled for judicial sale in Saint Lucia during November 2026, including residential land, properties with buildings and a larger parcel of approximately 10.9 acres in Praslin.

The latest schedule issued by the Registry of the Supreme Court includes properties in Dennery, Gros Islet, Anse La Raye and Praslin. Sales are scheduled between November 2 and November 26, 2026, at Derek Walcott Square in Castries.

For buyers searching for land, a home or investment property in Saint Lucia, these sales may be worth investigating.

However, there is something important to understand before getting excited about the figures advertised.

The deposit shown against a property is not its selling price.

A judicial sale is an auction, and the final purchase price depends on the bidding process and applicable conditions.

Here is what is included in the November schedule.

No upset prices are stated in the November schedule supplied.

How Do Judicial Sales Work in Saint Lucia?

A judicial sale is different from a conventional property transaction.

You are not negotiating directly with a homeowner through a real estate agent. Instead, the property is offered through a court-supervised auction process.

According to the Supreme Court Registry’s published guidelines, the following requirements apply.

1. You must bring identification and the required deposit

Prospective bidders must present valid identification and the required deposit in the form of a manager’s cheque or certified banker’s cheque.

The published guidance states that the deposit is calculated at 10% of the debt owing.

This explains why deposit amounts should never be treated as asking prices.

2. At least three bidders are required

The Registry’s guidelines state that a minimum of three bidders is required for a judicial sale to proceed.

A property appearing on the schedule does not guarantee that the auction will be completed.

3. The highest bidder may become the purchaser

Bidding takes place during the auction, with the property offered to the highest bidder under the applicable sale conditions.

The Registry also notes that adjudication is not perfected until the full purchase price is paid.

4. The balance must be paid within the prescribed period

The published guidance states that the successful purchaser must pay the balance of the purchase price within six months, with interest at 6% per annum.

Failure to pay may result in forfeiture of the deposit.

These are significant financial obligations. Buyers should confirm the current terms directly with the Sheriff’s Office and obtain legal advice before bidding.

Are Judicial Sale Properties in Saint Lucia Good Investments?

They can be, but only when the purchase price and the property’s condition justify the risk.

A property offered through judicial sale may attract buyers looking for land below prevailing market prices. That possibility is what makes these sales interesting.

However, there are several questions worth asking before placing a bid.

Can you identify the property?

Start with the block and parcel number. Obtain the relevant land registry documents and survey information.

Can you physically inspect it?

A property description such as “land and building” tells you very little about the building’s condition.

Does it have legal and practical access?

This matters particularly for rural parcels and larger undeveloped properties.

What would the property sell for on the open market?

Compare similar properties in the same location. Do not use the deposit as a valuation.

Can you complete the purchase?

Make sure financing and other funds are available within the required timeframe.

Have you spoken to an attorney?

Legal advice is particularly important where ownership, occupation, boundaries or other property interests require investigation.

The most expensive mistake is winning an auction without fully understanding what you have purchased.

Can Foreign Buyers Purchase Judicial Sale Properties in Saint Lucia?

Foreign buyers may be interested in judicial sale opportunities, but participation in an auction does not automatically remove Saint Lucia’s requirements governing property ownership by non-citizens.

Depending on the purchaser’s status and the transaction, an Alien Landholding Licence or other applicable authorization may be required.

Foreign buyers should obtain legal advice before bidding, particularly where the sale conditions impose strict payment deadlines.

It is better to establish your eligibility and financing arrangements beforehand than to win an auction and discover a legal obstacle afterward.

How to Find Judicial Sale Properties in Saint Lucia

Judicial sales are advertised through the official process, and the Registry of the Supreme Court provides guidance to prospective bidders.

The November 2026 schedule identifies each property by its location, block and parcel number, case reference, deposit and scheduled auction date.

Interested buyers should verify the latest status directly with the Registry or Sheriff’s Office.

A sale may be postponed, withdrawn or otherwise changed.

You should also compare judicial sale properties with conventional real estate listings before deciding where to invest.

Sometimes the better deal is not at the auction.

How Do Judicial Sales Work in St. Lucia?

A judicial sale is an auction. There is no guarantee that a property will sell for the deposit amount shown in the notice. The property is sold to the highest and last bidder.

The Registry’s guidance also makes an important distinction between the deposit and the value or eventual purchase price of the property. The deposit is calculated at 10% of the debt owing. It should therefore not be interpreted as the asking price of the property.

Judicial Sales list and Brochure 0001.pdf

Anyone planning to bid should do their homework first.

The Registry advises prospective purchasers to obtain the relevant map sheet from the Registry of Lands to identify the property. On the day of the sale, bidders must produce valid identification and the required deposit in the form prescribed by the Registry. A minimum of three bidders is required for a sale to proceed.

Judicial Sales list and Brochure 0001.pdf

If you become the successful purchaser, the deposit is retained as part of the purchase price. The Registry’s October brochure states that the balance must be paid to the Sheriff within six months of the sale, with interest at 6% per annum. Failure to pay can result in the deposit being forfeited.

Judicial Sales list and Brochure 0001.pdf

Before You Bid

A judicial sale can present an interesting opportunity, but it should not be treated as a shortcut to buying cheap property.

Before bidding, buyers should independently confirm the property’s location and boundaries, inspect the property where possible, conduct a title search, understand any planning or access issues and obtain legal advice on the judicial sale process.

Most importantly, the deposit shown in the judicial sale notice is not the sale price.

We recommend reading the complete Registry notice and judicial sale guidelines before attending any auction.

Don’t Confuse the Deposit With the Property Price

This is one of the biggest mistakes prospective buyers can make when reading a Saint Lucia judicial sale notice.

A property showing a deposit of EC$9,013.38 does not mean the property costs EC$9,013.38.

The deposit is the amount required to participate in the sale under the stated conditions.

Where an upset price is provided, that figure is much more relevant when assessing the minimum bidding position.

The September schedule, for example, specifically states an EC$80,000 upset price for the Carellie property and EC$48,660 for the Morne Du Don property.

Several other entries do not publish an upset price in the schedule.

Do not invent one.

What Should You Do Before Bidding?

Buying at judicial sale should never be treated like buying something at a casual auction.

Before committing money, you should investigate the property properly.

At minimum:

Confirm the correct block and parcel number with the Registry of Lands.

Locate and physically inspect the property where possible.

Determine what buildings or improvements actually exist.

Obtain professional advice on the property’s approximate market value.

Investigate access, boundaries and surrounding development.

Have an attorney review the legal position and judicial sale requirements.

Understand exactly how much money must be available if your bid succeeds.

Do not rely on social media photographs or marketing graphics as proof of the property’s physical condition.

That last point matters.

A block and parcel number tells you which registered property is being sold. It does not tell you whether the property is a bargain.

Are Judicial Sale Properties Cheaper in Saint Lucia?

Sometimes. Not automatically.

The idea that every foreclosure, repossession or court-ordered property is massively discounted is misleading.

A judicial sale may attract multiple bidders. A desirable parcel can therefore sell substantially above its starting or upset price.

Your objective should not simply be to win the auction.

Your objective should be to acquire the property at a price that still makes financial sense after considering legal fees, financing, repairs, development costs and the property’s realistic market value.

If the numbers stop making sense, stop bidding.

Looking for Property Opportunities in Saint Lucia?

Judicial sales represent only one part of the Saint Lucia property market.

Realty St. Lucia works with buyers searching for houses, land, investment properties, commercial real estate and development opportunities throughout Saint Lucia.

If you identify a property on the September judicial sale list, we can also help you assess the location and compare the opportunity against properties currently available on the open market.

That comparison matters.

A court-ordered property at EC$300,000 is not a bargain if a better property with fewer complications can be purchased conventionally for EC$325,000.

What Is a Judicial Sale?

A judicial sale is a public auction conducted by the Sheriff of the Supreme Court, where properties are sold to satisfy outstanding debts. The property is awarded to the highest and final bidder, subject to compliance with the court’s requirements.

Importantly:

Why Judicial Sales Are a Smart Move in 2025

Judicial sales in St. Lucia allow buyers to acquire real estate below market value in a transparent, court-supervised process. Many of these properties—especially in areas like Gros Islet and Babonneau—can appreciate significantly with renovation or development.

Smart investors know:

Upset price = opportunity

Motivated sellers = reduced competition

With upset prices ranging from $20K to $26K, December’s lineup offers exceptional entry points into premium northern districts.
