Combined, Realty St. Lucia has over 15+ years experience renting apartments in St Lucia. We know the St Lucia property market and know most of the mistakes that can be made.
Whether you’re a first-time renter in St. Lucia or a veteran apartment hopper, here are a few tips to help you avoid problems and ways to pin point whether your potential new landlord is a miserly person or not.
1. Avoid The First Floor
Ground floor apartments tend to be damp and humid, which promotes mildew, mold and problems with the plastering on the walls.
2. Be Extra Careful With Shared Apartments From Agencies
Most tenants complain a lot about shared apartments when the person renting the apartment is not the one living there. This is becoming common with St Lucian and International agencies since the ever growing AirBNB like accommodations. These agencies lease a building with apartments from the landlord and then re-lease individual rooms or apartment.
It is very, very important that you do strong due diligence on the company or individual you are renting from, including a Google search.
3. Avoid Second Landlords
Second landlords are people or companies, who rent an apartment from the original landlord (the “first landlord”) and then turn around and re-rent them to tenants at an inflated price.
Most times they justify the price increase by adding some design upgrades or even big renovation. Whatever they do, They are inflating the market.
There are even third landlords. They are rarely as responsive or responsible as first landlords, and you will always pay more for the pleasure of a second landlord. It’s just asking for trouble. Avoid.
